Neighborhoods built before the city adopted its current elevation standards sit closest to this risk.

King tides don't need a named storm at all. High tide plus onshore wind in the fall can push brackish canal water over a low seawall on an otherwise clear day. The volume is smaller than a hurricane brings, but it happens more often, and the slow corrosion on docks, seawalls, and irrigation lines adds up over years without anyone noticing a single dramatic event.

A detail worth knowing: canal water during any of these events usually isn't full ocean salinity. Will Insurance Actually Pay for This?
